  • INTERIOR LIGHTING (except all light fixtures & fluorescent light ballasts).  Our Site Manager will purchase and install light bulbs/CFLs and fluorescent tubes at the request of our Tenants.
  • DAMAGE - caused by Tenant or Tenant's clients, visitors or associates/agents.
  • INTERIOR Cleaning & Repair - Carpets, Windows, Blinds Etc.
  • GAS, ELECTRICITY, PHONE & Internet/Network services. All suites are cabled for Comcast (Xfinity) cable services.

landlord / tenant Maintenance responsibilities

  • ALL upper level private commodes & sinks - Normal Maintenance*.
  • ALL heating & air conditioning (including furnace filters).
  • ALL Interior/Exterior Common Area Maintenance (CAM).
  • TIMELY snow removal with special attention** for Tenants with Elderly/Handicapped clients, visitors or associates.
  • ALL Water, Sewer & Dumpster services.
  • MAINTAIN an over-all Safe, Clean & Attractive environment for your business.

  • Few, if any, local office complexes like ours provide an On-site Manager without sacrificing affordability.
  • Our Property Manager, Charles 'Chuck' Holzwarth, is on-site an average of 6 hours/day for 6 days/week (Monday-Saturday) to assist our tenants.
  • Chuck is also available for "maintenance emergencies" anytime year-round via mobile phone.
  • Chuck's highest priority is providing Rapid-Response to tenant needs including, but not limited to, the maintenance issues listed below.
